Managing your London flat from Singapore
A posting to Singapore often means keeping the London flat for when you come back. Here's what's different about managing it from Singapore.
- Time: Singapore is 7 hours ahead of London in the British summer and 8 hours ahead in winter. Your agent's working day starts at 3 or 4pm your time, and anything urgent overnight in London happens during your morning.
- Tax: your London rent is taxed in the UK. Singapore generally exempts foreign-sourced income received by resident individuals, but check your own position with an adviser.
- The common complaint: approving a repair means a call at 10pm your time, or it happens without you.
The time difference in practice
Your mornings overlap with nobody in London; your evenings overlap with their working day. Agree with your agent how they'll contact you (email or WhatsApp, not phone calls at midnight), and set a spending limit so small repairs don't wait a day for you.
Tax
- UK: rental profit from UK property is taxable in the UK. As a non-resident landlord, your agent withholds 20% unless HMRC has approved you to receive rent gross (form NRL1). You file a UK Self Assessment return either way. See the Non-Resident Landlord Scheme guide.
- Singapore: under IRAS rules, foreign-sourced income received in Singapore by resident individuals is generally exempt from Singapore tax (income received through a Singapore partnership is an exception). Check how this applies to you with a tax adviser.
- Coming home: postings end. Plan the timing of your return with an adviser, because your UK residence status affects how the rent is taxed.
Planning to move back into the flat?
Since 1 May 2026, tenancies in England are periodic and Section 21 has gone. To get the flat back to live in, you'll rely on the "moving back in" ground, with proper notice and evidence. If your posting has an end date, tell your agent early. See the Renters' Rights Act guide.
A checklist for owners in Singapore
- Work out your all-in cost from 12 months of statements (see what agents really charge).
- Confirm whether 20% is being withheld, or whether you have NRL1 approval.
- Agree a repair spending limit and a contact channel that works across 8 hours.
- Diary the gas safety, EICR and EPC dates.
- If you're planning to return, tell your agent your timeline now.
