Managing your London flat from Hong Kong
Many British professionals in Hong Kong are long-stay, and some own more than one London flat. Here's what's different about managing from Hong Kong.
In short
- Time: Hong Kong is 7 hours ahead of London in the British summer and 8 hours ahead in winter. Your agent's day starts mid-afternoon your time.
- Tax: your London rent is taxed in the UK. Hong Kong taxes on a territorial basis, so foreign rental income is generally outside Hong Kong tax for individuals; confirm your own position with an adviser.
- Two flats, two agents often means two sets of fees and two sets of statements. Worth comparing side by side.
Tax
- UK: rental profit from UK property is taxable in the UK. Your agent withholds 20% under the Non-Resident Landlord Scheme unless HMRC has approved you to receive rent gross (form NRL1). You file a UK Self Assessment return either way. See the Non-Resident Landlord Scheme guide.
- Hong Kong: Hong Kong taxes income sourced in Hong Kong. Rent from a London flat is generally outside Hong Kong tax for an individual. If you hold the flat through a company, the position is different.
More than one London flat
- Compare the fees. Put the statements side by side: management rate, VAT, renewal fees, repair mark-ups and admin charges. They often differ more than you'd expect.
- Diary every date. Each flat has its own compliance dates (gas safety, EICR, EPC, deposit, licensing).
- Check every agreement. Notice periods and exit fees differ by agent, so check each one before switching.
A checklist for owners in Hong Kong
- Work out the all-in cost for each flat from 12 months of statements (see what agents really charge).
- Confirm whether 20% is being withheld, or whether you have NRL1 approval.
- Check whether your borough requires a property licence for each flat.
- Check that each tenancy is being treated as periodic since 1 May 2026, with no renewal fees (see the Renters' Rights Act guide).
- Set one contact channel and one repair spending limit for every flat.
