Managing your London flat from Dubai
Many Brits in Dubai, Abu Dhabi and across the UAE kept a flat in London when they moved. Here's what's different about managing it from the Gulf.
- Time: the UAE is 3 hours ahead of London in the British summer and 4 hours ahead in winter. Your agent's office closes at 2 or 3pm your time, and Gulf weekends now line up with the UK's Saturday and Sunday.
- Tax: the UAE has no personal income tax, but your London rent is still taxed in the UK. Expect either 20% withheld under the Non-Resident Landlord Scheme or a UK Self Assessment return (usually both, unless HMRC lets you receive the rent gross).
- The common complaint: problems reach you late, and repairs get approved without you.
The time difference in practice
A leak reported to your agent at 10am London time reaches you at 1 or 2pm in Dubai. That's workable during the week, but a problem on a Friday afternoon in London often waits until Monday. Ask your agent how they reach you out of hours, and what they're allowed to approve without you.
Tax: no UAE tax doesn't mean no tax
- UK: rental profit from UK property is taxable in the UK wherever you live. As a non-resident landlord, your agent withholds 20% unless HMRC has approved you to receive rent gross (form NRL1). Either way you file a UK Self Assessment return. See the Non-Resident Landlord Scheme guide.
- UAE: no personal income tax on the rent.
- Personal allowance: British citizens living abroad can usually still claim the UK personal allowance against UK income.
- Moving back: if you return to the UK, your residence status changes the picture. Speak to an expat tax adviser about timing.
What goes wrong most often
- Repairs approved and invoiced before you knew about them, sometimes with an arranging fee on top.
- Renewal fees still being charged on tenancies that, since 1 May 2026, are periodic (see the Renters' Rights Act guide).
- Safety certificates lapsing because reminders go to an old UK address.
- 20% tax withheld every quarter when you could have applied to receive rent gross.
A checklist for owners in the UAE
- Check your last 12 months of statements for the all-in cost, not just the headline percentage (see what agents really charge).
- Confirm whether tax is being withheld, and whether you have NRL1 approval.
- Make sure your agent has your UAE mobile number and WhatsApp, and agree a spending limit for repairs without asking.
- Check the gas safety, EICR and EPC dates yourself.
- Know your agent's notice period, in case you want to switch.
